A significant amount of online content contains some element of misinformation, disinformation or factual error. Search engines and AI model results are not all checked increasing the risk of the wrong information being used in responses.
Are all AI models the same?
The simple answer is no. General AI models are built to understand a huge range of topics from all different perspectives, and so their strength is in their ability to answer any question.
We’ve built the platform specifically for lettings and UK rental law. When dealing with over 180 pieces of complex and changing rental legislation we believe focus and domain expertise delivers the most comprehensive and correct answers.
Why not just use ChatGPT?
ChatGPT is trained on knowledge collected by a large language model (LLM) through a training phase that has a cut off date. The current knowledge cut off date for the latest paid for versions of ChatGPT is October 2023.
To access information beyond the LLM’s training cut off, ChatGPT integrates information from additional sources, including:
- Third-party search providers, such as Microsoft Bing
- Content feeds from media partners including Associated Press, Reuters and the Financial Times
How does Google’s AI Overview work?
Google’s Gemini Pro 2.5 model is trained up to January 2025 and is integrated into Google Chrome through the AI Overview.
Approximately 75% of websites cited within the AI Overview are within the top 12 organic webpages, limiting the information included within a response, and creating potential biases from search rankings.
